How to Find a Reliable Estate Agent in Spain: 5 Important Things to Consider

Finding a reliable estate agent in Spain is not always easy. Not because there are too few estate agents — quite the opposite. There are many agencies to choose from. When you are searching for a property from abroad, however, it can be difficult to know which agency works professionally, communicates clearly and will genuinely support you throughout the buying process.

Buying property in Spain is a major decision, so it is worth looking beyond the properties an estate agent has for sale and paying attention to how the agency actually works.

Here are 5 important things to consider when choosing an estate agent in Spain.

Check registration and professional requirements

One of the first things you should do is check whether the estate agent complies with the legal and professional requirements applicable in the region where they operate.

In the Valencian Community, there is an official Registro de Agentes de Intermediación Inmobiliaria, a register for real estate intermediaries. Registration requires agents to meet certain requirements relating to professional qualifications, insurance and financial guarantees.

You can also check whether the agent or another professional within the agency holds an API qualification (Agente de la Propiedad Inmobiliaria). API is a protected professional designation for members of the official professional organisation and can be an indication of professional training and sector membership.

However, it is important to understand that being an API is not the only way to meet the professional requirements for real estate intermediation in the Valencian Community. There are several recognised routes for demonstrating professional competence.

Do not hesitate to ask an estate agent about their registration details, professional information and insurance. A professional agency should be transparent about these matters.

Pay attention to response times and communication

The first communication can tell you a lot.

When you request information about a property, do you receive a timely response? Are your questions actually answered? Do you receive useful information or simply a generic message?

Good communication is important throughout the entire buying process. This is especially true when you are purchasing a property in Spain from Belgium, the Netherlands, France, Germany or the United Kingdom.

Of course, a quick response is not everything. The quality of the response is just as important.

Check independent reviews

Reviews can be a useful way to get an initial impression of an estate agency.

Do not only look at testimonials published on the agency's own website. Also check independent platforms such as Google.

And do not only look at the number of stars. Read several reviews and pay attention to what previous clients say about:

  • communication;

  • support during the purchase;

  • transparency;

  • availability;

  • after-sales service;

  • and the overall customer experience.

A good estate agent does not simply sell a property. The support surrounding the purchase is just as important.

Find out what makes the estate agent different

Not every estate agency works in the same way.

Ask yourself: why would I choose this particular estate agent?

Perhaps they have strong local market knowledge. Maybe they specialise in certain areas or property types. Perhaps they speak several languages or focus specifically on international buyers.

The way an agency works can also make a major difference.

Do you have one main contact person? Are you accompanied during viewings? Who helps communicate with the seller, lawyer, notary or developer? And what happens after completion?

These are questions worth asking before you start the buying process rather than halfway through it.

Pay attention to commitments and follow-up

Of course, an estate agent does not have to be perfect. An appointment may need to be rescheduled and sometimes an answer may take a little longer.

However, repeatedly failing to keep commitments or failing to keep clients informed is something worth taking seriously.

Good property guidance does not only mean being available when a sale is about to be completed. It also means following up, communicating and doing what has been agreed.

Ask yourself: do I feel that this estate agent is genuinely following my purchase?

☀️ Extra tip: trust your instincts too

Registration, reviews, experience and professionalism are all important. But there is something else that matters: trust.

You do not have to work with the first estate agent you speak to. Take the time to ask questions and compare different agencies.

Buying a property in Spain is often both a significant financial decision and a personal dream. You therefore need to feel comfortable with the people guiding you through the process.

Does the communication feel right? Are your questions taken seriously? Is the information clear? Do you feel that the agent is actually listening to what you want?

If so, you may already be on the right track.
